A rebuilt homepage and a much deeper sample dossier

  • The sample dossier now shows the whole workup — score breakdown by component, owner and title, the value band with its repair basis, public-record flags, the offer ledger line by line, the comparable sales the value came from, and what to do next. Click any pin on the map to open one.
  • Aerial footage in the hero, with the navigation and login moved into their own bar above it so headings are never fighting the photo. The page now fills a wide screen instead of sitting in a narrow column.
  • Report pricing is quoted per request. Ten report types are listed, each scoped and priced before any work starts — you get a fixed number and a turnaround, and no subscription is required. Five new ones: distress and title-risk signals, owner and entity research, farm area build-out, an auction watchlist, and rental/hold analysis.
  • Markets are grouped by metro with the cities under each one, so you can see exactly which submarkets a county covers.
  • Every data source is named on the methodology page — which appraiser, which department, which agency — so any figure can be checked against the office that publishes it.
  • The hero footage no longer downloads on phones, slow connections, or for anyone who has asked for reduced motion.

Equity flags, automatic listing checks, and a faster portal

  • Foreclosure auction calendars — 814 scheduled sales across Miami-Dade, Broward, Lee and Polk from the counties’ official auction sites, with judgment amounts, addresses and dates. A collapsible panel on every county’s lead board.
  • Modeled equity chips on Miami and Polk leads — HIGH (~70%+) and LOW (<30%) equity flags from recorded sale history, clearly labeled as modeled estimates. Chase the free-and-clear estates; skip the underwater ones.
  • Automatic MLS listing check — bring a free RentCast key and the letter picker flags LISTED properties (price + days on market) before you spend postage. No key? Manual check links on every row.
  • Sort & filters on every county's lead board — sort by county value, sale band, years held, or sqft; one click hides Wall Street portfolio owners (244 in Broward alone) or shows only band-priced leads.
  • Crime chips rebuilt from FDLE agency data — every city PD in all six counties, banded on violent crime. A chip only shows when the city's own department reports its own numbers.
  • Portal loads faster — data files no longer block first paint.
  • Fixed: listing links now include the ZIP (Homestead-area links previously resolved to the wrong city), Lake County letters un-blocked (119 of 120 mailable), land-only parcels no longer show house-price bands.

Sale bands, mailing addresses, and honest letters

  • ZIP sale bands for Broward, Lee, Collier, Polk and Lake — a price range per ZIP built from 30,721 recorded arm's-length sales (shown as a range, never called an appraisal).
  • Sqft & year built joined onto all 2,666 non-Miami leads from the state tax roll.
  • Owner mailing streets baked for 2,394 of 2,397 Miami properties — letters no longer depend on a live county lookup.
  • Tiered letters — Miami letters can quote a real computed offer (only on comp-verified deals with a scoped repair); band counties quote the recorded-sales range; everywhere else, no number at all.
  • Your letters, your name — subscribers set their own name and phone once; letters and letterhead merge with your identity.
  • FEMA flood zone on lead detail — live from the National Flood Hazard Layer, with the insurance implication spelled out.

  • Every county banner now shows its refresh date — the quiet proof the data is moving.
  • The nightly refresh pipeline was rebuilt to survive the state data host's rate limits (its cooldowns are longer than most tools' patience — ours now waits them out).
