Your access code is issued by hand, normally within one business day. Every trial is set up individually rather than by a drip campaign, so a real person sees your request. If you need it faster for a specific deal, say so and we'll move.
No, and we won't pretend otherwise. Florida counties do not publish a live sold-comp feed, so there is no per-property ARV in the product. What you get is a ZIP-level sale band built from real recorded arm's-length sales, plus the property's tax-roll size and vintage. Use the band to shortlist, then walk the property and comp it properly before you offer. The built-in underwriter runs the full flip P&L on your numbers.

Other counties carry owner, hold and mailing signals, with code/lien depth added county by county. The markets page shows each county's actual snapshot date and lead count, generated from the data itself.
It's a dated snapshot, not a live query, and the date is shown in the product and on the markets page. Counties are refreshed on a rotation. When a county is still on its annual tax roll rather than a dated refresh, the site says exactly that instead of implying it is fresh.
